I get asked this question from time to time even by those who have been to this web site and I am happy to explain the process. In Texas, a buyer does not pay anything to their realtor. Not one cent. The buyer’s realtor’s fee comes from the seller’s side of the transaction via the listing realtor who offers to pay (typically 3%) to any realtor who will bring them a buyer who can close on the purchase of the listed home. The payment comes at the conclusion of the transaction. As I explain in the “Rebates” section of this site, if the buyer is purchasing new construction, anywhere in Texas, I will rebate 2.5% (or perhaps more if a bonus is offered) of the contract purchase price of which a 3% commission is offered by the builder. I must be your representative on the home purchase and will guide you through the buying process as your fiduciary. If you are buying a pre-owned home, the rebate percentage is one of two tiers. If the contract purchase price is between $200,000 up to $350,000, then the rebate is 1.5% of the contract price or $3,000 up to $5,250 and is applied towards your closing costs as a realtor contribution. If your purchase price is above $350,000, then the rebate is 2% of the purchase price or $7,000.02 or higher as a realtor contribution towards your closing costs. So, as you can see, the rebates are substantial and will save you thousands of dollars in closing costs. If in addition to the 3% commission fee, the seller is offering a bonus to the buyer’s realtor, I will split that with you 50/50 making your rebate even greater.
